We are seeking an experienced Regional Property Manager to lead and elevate a portfolio in the Toledo, OH region.
Country Club Apartments, 316 units
Lasalle Apartments, 131 units
Commodore Perry Apartments, 156 Units
Northlake Village, 150 Units
Opportunity: As Regional Property Manager, you will provide strategic and operational leadership to a portfolio of four multifamily communities to start plus more as we grow and as our new regional is capable. You’ll oversee property performance, develop and mentor site leaders, and partner closely with senior leadership to drive revenue growth, operational efficiency, and resident satisfaction.
What You’ll Do
- Lead, coach, and develop Property Managers and site teams
- Conduct regular property and unit walks to evaluate curb appeal, conditions, and opportunities
- Execute move-in and renewal file audits
- Ensure strong marketing execution and compliance across all sites
- Drive occupancy, renewal capture, and rental rate performance
- Monitor collections, bad debt, and adherence to Monarch policies
- Oversee physical inspections, safety standards, and capital needs
- Ensure all required site meetings, training, and certifications are completed
- Review weekly, monthly, quarterly, and annual financial and operational reports
- Implement strategic initiatives to increase income, reduce expenses, and grow NOI
- Address escalated resident concerns and potential legal matters
- Partner with Regional and Asset Management leadership on portfolio strategy
Who Thrives Here
- 5+ years of multifamily experience as a Regional Property Manager or equivalent
- Experience leading 20+ employees across multiple communities
- Proven success driving portfolio financial performance
- Strong leadership style rooted in coaching, accountability, and servant leadership
- Solid understanding of budgeting, financial statements, and portfolio operations
- Experience with property management software (Yardi preferred)
- Working knowledge of Fair Housing, local/state/federal regulations, and market conditions
- Comfortable overseeing maintenance operations, capital planning, and rehab projects
Compensation & Benefits
- $90,000 to $120,000 Base Pay
- Up to $12,000 annual bonus potential
- Profit Interest eligibility after 1 year for star performers
- 401(k) with up to 3% company match

- Paid Time Off:
- Year 1: 80 hours, 2–4yrs: 120 hours, 5+yrs: 160 hours
