Construction Project Manager - Senior Living and Multifamily Construction - Base Salary to 150k/year - Toledo, OH
- Our client is a growing commercial construction and development organization specializing in senior living, healthcare, and multifamily residential projects. The organization partners with owners and operators throughout the full development and construction lifecycle, delivering high-quality projects across new construction, renovations, repositioning, and occupied community environments.
- The Construction Project Manager will oversee commercial construction projects from preconstruction through final closeout, coordinating subcontractors, schedules, financials, safety initiatives, documentation, and field operations. This role works closely with Superintendents, subcontractors, vendors, and ownership teams to ensure successful project execution.
Responsibilities:
- Manage commercial construction projects from preconstruction through final closeout
- Coordinate and monitor subcontractors, vendors, and field operations
- Support and enforce OSHA jobsite safety standards and company safety initiatives
- Utilize Procore for project documentation, RFIs, submittals, drawings, specifications, QA/QC tracking, and project communication
- Maintain and update project schedules using Smartsheet software
- Assist with front-end development and bid package preparation for new projects
- Lead subcontractor and vendor buyout activities including bid qualification, purchase orders, and contract issuance
- Review, prepare, and manage owner and subcontractor change orders
- Manage project financials including budgeting, forecasting, cost tracking, and reporting
- Review subcontractor and vendor pay applications for accuracy and progress validation
- Coordinate inspections, operator training, punch list activities, and O&M manual collection during project closeout
- Implement lean construction processes including pull planning and weekly work plans
- Participate in periodic travel to project sites based on project needs
Qualifications:
- 5+ years of commercial construction project management experience
- Experience managing multifamily residential, senior living, assisted living, healthcare, or commercial construction projects
- Multifamily construction experience required
- Ability to read and interpret construction drawings, specifications, and contract documents
- Experience managing project schedules, subcontractors, budgets, and project financials
- Knowledge of construction safety standards and OSHA compliance
- Proficiency with Microsoft Outlook, Excel, and Word
- Strong technology proficiency including experience utilizing construction management software and cloud-based platforms
- Ability to effectively manage RFIs, submittals, change orders, project documentation, and subcontractor coordination
- Ability to travel periodically to active construction projects
Compensation:
- Base salary in the 100k – 150k/year range
