Position Summary:
The Property Manager is responsible for overseeing the operations, administration, leasing efforts, and financial performance of assigned propertiesincluding those under lease-up. You will serve as the primary point of contact for residents, service teams, leasing staff, and corporate leadership.
Key Responsibilities:
Financial Operations
- Assist in annual budget preparation and monitor financial performance.
- Oversee rent collections, deposits, and financial reporting.
- Prepare monthly variance reports and ensure receivables are within company standards.
Leasing & Marketing
- Drive leasing strategy to meet or exceed occupancy goals.
- Lead marketing efforts across all platforms, including online and print.
- Conduct leasing meetings, outreach, and weekly marketing surveys.
- Implement resident retention programs and organize community events.
Property Operations
- Daily inspections of property and maintenance follow-up.
- Manage unit turns, move-ins/move-outs, and ensure curb appeal.
- Enforce lease agreements and community policies.
- Coordinate risk management and regulatory compliance.
Leadership & Team Management
- Hire, train, supervise, and evaluate leasing and maintenance staff.
- Provide ongoing coaching and support.
- Maintain staffing schedules and ensure team adherence to standards.
Preferred Qualifications:
- 3+ years of property management experience.
- Experience with lease-ups and team leadership.
- Certifications such as CAM, ARM, CAPS, or CPM preferred.
- Strong financial acumen and budget management skills.
- Proficiency with Google Workspace and Microsoft Office.
- Excellent communication, organization, and problem-solving skills.
- Experience in customer service, marketing, and vendor management.
Physical & Work Environment Requirements:
- Must be able to sit, stand, walk, kneel, and lift up to 25 lbs.
- On-site presence required; must be available on weekends or after-hours as needed.
- Must have a valid drivers license and the ability to travel between properties.
