Transaction Analyst at Last Mile Investments

Position Summary
Classification: Exempt, Regular Full-Time
Last Mile Investments (the “Company”) is looking to hire a Transaction Analyst, who is energized to perform in a fast-paced, high growth, team-based environment. Located in Cincinnati, the Transaction Analyst would primarily run the due diligence and closing process for new acquisitions, as well as dispositions of existing properties. The position will make recommendations to senior team members on investment decisions. This position will also assist in debt capital markets transactions, including loan documentation review and working with lenders to coordinate the loan closing process.
Last Mile Investments, an affiliate with North American Properties, is a real estate fund management platform that is currently acquiring on behalf of Fund III, intending to acquire 20+ retail assets per year. The ideal candidate should have a strong passion for real estate. The Transaction Analyst will be part of a small team working closely with the Company’s Principals and must have proficient communication skills and the ability to think independently, but unafraid to ask questions or seek direction. Strong organizational skills are required to balance multiple deals at once and keep deals on track through tight due diligence and closing time frames. The position will necessitate travel to properties under contract.
Duties & Responsibilities
- Work with Vice President of Investments and outside counsel to negotiate purchase contracts and loan documents for potential acquisitions.
- Work with title, seller, and internal finance and accounting teams to submit earnest money deposits and establish critical transaction dates.
- Collect proposals for third party reports and coordinate the kickoff and management of third party vendors.
- Work with outside sellers and brokerage groups to collect information on deals under contract, including taking inventory of critical due diligence and operating materials materials and asking questions to ensure understanding of current center operations.
- Conduct site visits and tenant interviews for properties under contract
- Review tenant leases, rent rolls, operating statements, tenant recovery statements, and other financial statements
- Work with internal leasing and asset management teams to put together leasing and asset management plans for properties under contract.
- Work with property management to put together operating expense and capital budgets for properties under contract.
- Work with Investments team to put together models and return projections for properties under contract.
- Compile data and qualitative deal aspects into a detailed sign off memo and present to internal team, including senior leadership and department heads.
- Coordinate closings between title, outside counsel, lender, and seller.
- Hand off the properties to operations post-closing and act as liaison between operations and investments.
- Oversee the due diligence and closing process for disposition properties.
Qualifications and Requirements
- Proficient in Excel, Word, and PowerPoint.
- Close attention to detail and strong organizational skills.
- Team player, strong work ethic, and passion to learn about the commercial real estate industry.
- 2-5 years of relevant work experience preferred (Co-op and internship experience included).
- BA/BS in Real Estate, Finance, or Economics from four-year college or university preferred.
- Ability to comprehend, analyze, and interpret various types of real estate documents, including leases and financial statements.
- Excellent communication skills (both written and verbal).
- Ability to multi-task in order to meet deadlines.
- Must demonstrate professionalism with the ability to react objectively.

Last Mile Investments is a partnership between North American Properties and the Last Mile Investments management team, and is a real estate investment management platform currently acquiring on behalf of Fund III. The Company focuses on multi-tenant neighborhood centers with the following characteristics: i) assets located in highly convenient locations near the consumers home, work, or other stable traffic drivers; ii) assets leased to primarily internet and Amazon resistant retailers; and iii) assets that have been undermanaged/undercapitalized with value add opportunities. This particular strategy takes advantage of the structural trends in the retail landscape and offers a tremendous opportunity for investors in a yet unseen asset class.
