Area Leasing Specialist (Residential)
Location: Columbus, OH | Department: Residential Property Management | Reports To: Training and Recruitment Specialist, with a line to the Regional Manager
BASIC FUNCTION:
The Area Leasing Specialist is responsible for high quality and quantity of leasing at new development and traditional properties and/or underperforming properties while providing excellent customer service to residents and prospective residents. This position will add support to the existing staff at the property with a heavy focus on leasing/sales/follow-up.
The Area Leasing Specialist will report to the Training and Recruitment Specialist, with a line to the Regional Manager in charge of the site they are currently working at. This role will heavily partner with the Property Manager and their site-specific leasing and sales goals.
The Area Leasing Specialist position could require up to 100% travel during various times of the year. Housing/hotel will be provided for the associate when traveling, as needed. The location in which the Area Leasing Specialist is needed may change on a regular basis. The Area Leasing Specialist will be assigned to properties as needed based on business needs.
MAJOR DUTIES AND RESPONSIBILITIES:- Open and inspect clubhouse, models and made ready vacant units daily.
- Maintain curb appeal of the property
- Greet all prospective residents in a friendly and professional manner
- Generate interest in the community by touring the property and available apartment homes with prospects
- Maintain accurate availability and pricing
- Process prospective resident’s application
- Email move in information within 24 hours of application being approved
- Thoroughly inspect apartment home prior to move in and ensure any maintenance concerns are addressed
- Manage all prospective phone and email leads in a timely manner
- Use customer service as a guiding principle when interacting with residents and prospective residents
- Ensure maintenance requests are entered in a timely manner and follow up for resident satisfaction as needed
- Be familiar with competitor’s amenities, pricing, lease terms and specials by completing the market comparable report
- Be involved in the planning of property events
- All other duties as assigned or requested
- Continual understanding of leasing goals, the market conditions, competitors, and traffic trends will be crucial to this role.
- The ability to identify obstacles, concerns, trends, etc. early to help troubleshoot and bring those to the attention of the Property Manager, Regional Manager, and/or training team will be important.
- Attendance at routine meetings related operations, training, and development will be necessary.
- One to three years in property management required
- Proven sales history required
- Experience with new development preferred
- Positive, friendly, and professional

- Self-starting and Initiative-taking
- Must be willing to work weekends
- Must be willing to travel as needed
- Eligibility for monthly occupancy bonuses or renewal incentives will be discretionary.
- This position is eligible for new leasing incentives.
