Facility Maintenance Manager

We are looking for a Maintenance Manager to provide high quality support and manage the maintenance operations, and direct supervision of the technicians, housekeepers, and general laborers on 2 properties. You will work Monday through Friday, 10 hours a day and you will not be on call unless there is an absolute major emergency.

Job Responsibilities:**

• Discuss previous day's work, outline the plan for the day, conduct a similar meeting with suite prep techs, and have a daily face-to-face conversation with the staff to set the tone and ensure clear communication
• Go through emails and respond accordingly, flag "TO-DO" items and note them in a daily planner
• Ensure purchase orders are received and updated, contact vendors for updates on POs, communicate with the Regional Manager if vendors are unresponsive
• **Update the status of services that were completed, verify completion of services from the previous day, schedule necessary tasks and contact relevant parties, and physically walk through units to verify work completion, overall condition, monitor progress, and address issues
• **Handle emergencies calmly and efficiently without letting them disrupt the overall workflow, lead by example and maintain a positive, organized work environment
• Walk through recently vacated units to inspect thoroughly, note any damages or areas needing repair, and contact vendors immediately to schedule work to be completed
• Assign maintenance tasks to your techs with specific timelines, perform a final inspection to ensure all work is completed to standard, and address any missed items immediately
• Perform other duties as required

Job Requirements:

• Must have previous experience as an Apartment Maintenance Manager
• Must be able to ensure the Property Manager knows the work and projects on their property and maintain a smooth relationship with staff
• Must have the ability to assist in training on purchase orders, change orders, and Yardi Software on iPod
• Must be reliable, dependable, trustworthy, as well as, willing to help others accomplish assigned tasks and reach team goal
• Must be able to actively participate in staff team building, offer concrete, positive help to colleagues, and demonstrate integrity
• Must be willing to help other, demonstrate integrity, create strong working partnerships, offer concrete, positive help, ask and receive guidance and construction criticism
• Must have excellent communication skills, a good attitude, and a professional manner at all times
• Must have a valid driver's license with the ability to take care of the company vehicle while keeping it clean and in good condition
• *Must have a solid work history, no attendance issues, and able to get to work on time every day *
