Job Summary

Homes by Josh Doyle is seeking a motivated and highly organized Maintenance Manager to oversee the long-term care and presentation of our residential properties. This role ensures our model homes and "spec" properties maintain the premium quality standards our clients expect. You will be responsible for property inspections, facility repairs, and seasonal groundskeeping across our subdivisions.

Key Responsibilities

Property Maintenance & Quality Control

• Conduct regular weekly and monthly inspections of model homes and unsold properties to identify maintenance needs.
• Monitor environmental controls and home systems, including thermostats, sump pumps, and dehumidifiers, to ensure proper functioning.
• Perform detailed "fine tooth comb" quality audits prior to the expiration of one-year warranty periods.
• Update property-specific maintenance task lists and punch lists for management review.

Facility Repairs & Technical Tasks

• Execute professional-grade interior repairs, including drywall patching, paint touch-ups, and specialized caulking.
• Utilize specific tools and techniques to maintain a "no corners cut" finish on all surfaces.
• Maintain and prep mechanical equipment such as mowers, generators, and power washers for seasonal use.

Seasonal & Grounds Upkeep

• Manage property exteriors and subdivision grounds, including snow removal, salting, and debris cleanup.
• Oversee landscape maintenance tasks such as pruning, watering young trees, and applying herbicides in designated areas.
• Ensure subdivision signage is clean, straight, and properly installed throughout the properties.

Administration & Communication

• Maintain clear digital records of all communications and property issues via email, text, or chat.
• Collaborate with Build Managers to report job site issues or material delivery updates.
• Follow up on tasks with management to ensure all maintenance items are completed on schedule.

Qualifications

• Proactive work mentality with an eye for detail and quality.
• Adept with general business software, including Google, and email.
• Strong communication skills with a focus on customer and team satisfaction.
• Knowledge of residential construction methods and maintenance procedures.
• Ability to work an 8-hour day shift, Monday through Friday, with early starts for weather-related events.
