Project Manager II
Position Summary
Our client is looking for a qualified construction Project Manager II looking to execute small to intermediate project scopes. As the Project Manager II, you will take on lead responsibility for the Project Manager function. In this capacity, you will own a portfolio of small to intermediate projects with minimal guidance from the Operations Management team. The Project Manager II provides critical leadership and management for the execution of assigned projects. Further, the Project Manager II is responsible for coordinating/supporting business development activities, preparing estimates and bids, project schedule management, planning and management of field operations, procurement/purchasing, scope definition and change management, implementing and monitoring effective safety plans, and owning financials/reporting including P&L for assigned projects. This position reports to one of the following roles: Regional Manager, Regional VP or VP depending on work location and project scope.
- Independently cultivate and nurture relationships with existing customers, calling on Operations Management team guidance when needed.
- Learn the operations business model including regional focus areas and how they operate.
- Review RFP opportunities and participate as a lead in development of bidding strategy and pricing while owning financial decisions and budgets.
- Prepare take-offs, solicit material and subcontractor pricing and complete bids in response to customer Requests for Proposals.
- Participate in the selection and training of superintendents, general foreman, and foremen in the proper handling of job planning, interpretation of contract documents, extra work/change order documentation, administration of company safety program and job information reporting requirements.
- Independently prepare project initiation plans for assigned projects to include Client loaded schedule, cash flow invoicing projection, material, tool, and equipment requirements, and project specific safety plans.
- Conduct job site safety audits to ensure that jobsite safety and pre-task planning documentation is sufficient for the tasks being performed and in compliance with all safety policies and procedures.
- Develop and communicate meaningful training to crews and crew supervision.
- Manage subcontractor relationships to ensure project schedule, project scopes, and safety expectations are effectively communicated.
- Maintain ongoing communication with project sites and customers to identify and communicate issues such as scope changes, schedule conflicts, material shortages or Client adjustments,
- Anticipate areas of risk and business opportunities and report up recommendations on how to address.
- Manage P&L, project costs and proactively identify risks to ensure projects stay within budget.
- Develop project cash flows, manage project billing, and change order tracking.
- Exhibit proficiency in contract development and management.
- Exhibit proficiency in project risk management, including the identification, prioritization, and mitigation of project risks while seeking out and exploiting project opportunities.
- Effectively communicate project information to both internal and external project stakeholders.
- Is able to make independent decisions with limited support from Operations Management team.
- Complete monthly work-in-progress (WIP) in a timely and accurate manner.
- Responsible for reconciliation of the revenue to expenses for each job on a monthly basis.
- Responsible for all project planning documents including but not limited to scope management plan, schedule management plan, cost management plan, quality management plan, resource management plan, communications management plan, risk management plan, procurement management plan, change management plan, scope baseline, schedule baseline, cost baseline, and the performance measurement baseline.
- Demonstrate the highest level of business ethics and consistently adhere to and promote culture, values and beliefs.
- Experience with Bachelors degree:
- Bachelor's degree in engineering, construction management, business, project management, or related field of study with a minimum of three (3) years of construction project management experience preferably in a Project Manager I role or similar capacity
- Experience without Bachelors degree (one of the following):
- Minimum of eight (8) years of field experience with three (3) years in the supervision of construction operations and minimum of two (2) years of construction management experience, preferably in a Project Manager I role of similar capacity
- Minimum of eight (8) years of field experience with (5) five years in the supervision of construction operations
- Excellent verbal and written communication skills.
- Proven success in developing and maintaining customer relationships.
- Extensive knowledge of the principles, procedures, and best practices in the industry.
Travel
Travel for this position is required and will consist of overnight stays.Physical Demands
