Maintenance Technician II
Under limited direction, performs scheduled and routine maintenance checks and general repairs of electrical, mechanical, heating and cooling equipment and systems around and inside various Miami County facilities. JOB DUTIES
- Records services performed, notifies supervisor of maintenance problems, equipment or system malfunctioning and needed repairs, changes filters, checks fluids and adjusts controls of equipment, installs or repairs electrical outlets and replaces worn wires, installs and makes routine repairs to plumbing fixtures.
- Performs special building maintenance and repair projects (operates building maintenance equipment and tools to build forms/partitions, paints walls and ceilings, installs or repairs windows and doors, may operate arc-welding equipment to make minor repairs, performs routine carpentry and masonry work, replace and/or repairs electric motors, installs branch electrical circuits from breaker box to outlet, transports equipment and tools to work sites, etc.), manages contractors for special projects, able to read and use construction documents (blueprints, manuals, etc.).
- Performs building and repair tasks (installs and repairs locks, cleans drains, installs or repairs light fixtures, etc.), moves furniture fixtures, equipment and materials, operates pick-up truck to transfer waste, deliver equipment, pick up parts, etc., accepts delivery of materials and assists in off-loading trucks, project management, contractor coordination, and solicitation of quotes as needed including supervising project work or vendors, remote site leader for jail or detention sites as needed.
- Performs grounds maintenance (operates tractor and light accessory equipment to mow grass, remove snow, rake leaves, pull weeds, trim trees and bushes, removes ice from sidewalks and spreads salt, operates equipment and uses garden tools to improve and maintain appearance of grounds, etc.). Uses manual tools to perform many tasks in conjunction with power tools and equipment.
- Meets all job safety requirements and all applicable OSHA safety standards that pertain to essential functions.
- Be on-call for emergency repair outside of normal hours of operation.
- Demonstrates regular, predictable, and punctual attendance.

Completion of four (4) years of high school or equivalent supplemented by more than five (5) years’ experience in building and grounds maintenance including HVAC mechanics, electrical, plumbing, carpentry, and equipment operation, or an equivalent combination of education and experience. ADDITIONAL REQUIREMENTS
- Must possess a valid Ohio driver’s license.
- Must be able to obtain County-designated certification training in HVAC/electrical proficiency if requested.
- Experience in jail or high security work environment, remote site management, project and contract management, and critical and emergency planning preferred.
- Experience using electronic work order system using a Computerized Maintenance Management System (CMMS) preferred.
May require the occasional direction of helpers, assistants, seasonal employees, interns, or temporary employees. UNUSUAL WORKING CONDITIONS
While performing the duties of this job, the employee is regularly required to stand, walk, sit, drive, use hands to finger, handle, grab, restrain, feel, reach with hands and arms, talk, hear, and must frequently lift and/or carry up to fifty (50) pounds on a regular basis. The employee is exposed to, must negotiate, use, or work with or in the vicinity of portable wood and metal ladders, emergency plans and fire prevention plans, personal protective equipment including but not limited to eye, hand and face protection, portable fire extinguishers, handling materials and supplies (including mechanical handling equipment, the manner in which things are stored, and housekeeping), air contaminants, human waste, bloody and other bodily fluids, chemicals, lift equipment working at heights of up to sixty (60) feet, noisy operations, powered industrial truck (tow motor or pallet jack), hand and portable power tools, flammable and combustible liquids, medical and first aid, firearms, potentially violent or emotionally distraught persons, jail areas and inmates, crowds including night, weekend and holiday events, hazardous driving conditions, hot, cold, wet, humid or windy weather conditions.
