Maintenance Technician

F&W Properties is seeking a dependable and experienced Maintenance Technician with strong plumbing and HVAC experience to support our residential community. This role is ideal for someone who is detail-oriented, self-motivated, and enjoys solving problems in a hands-on environment. While the position is primarily based at one property, flexibility to assist at multiple properties as needed is a plus. Key Responsibilities:
- Perform general maintenance tasks with a strong focus on plumbing and HVAC
- Diagnose and repair toilets, sinks, water heaters, garbage disposals, leaks, and fixtures
- Assist with electrical, carpentry, appliance, and HVAC repairs as needed
- Complete unit turnovers, including drywall patching, painting, and system checks
- Respond to daily service requests and scheduled after-hours emergency calls
- Conduct routine inspections and preventative maintenance
- Maintain accurate repair logs and communicate clearly with on-site management
- Ensure work complies with safety regulations and company policies
- Perform other duties as assigned
- Hands-on experience in plumbing and HVAC
- Experience working in a multi-unit residential (apartment) setting
- Strong troubleshooting and problem-solving skills
- High attention to detail, self-accountability, and reliable attendance
- Ability to work independently and manage time effectively
- High school diploma or equivalent
- Valid driver’s license and reliable transportation
- Ability to safely use hand and power tools
- Trade certifications or licensure in plumbing or HVAC
- Experience working in various weather conditions
- Familiarity with work order or property management systems
- Ability to lift and carry up to 50 lbs
- Ability to stand, walk, bend, kneel, climb ladders, and work in confined spaces
- Comfortable working indoors and outdoors in all weather conditions
- Comfortable working in environments that may be dusty or dirty
- Comfortable working in homes where dogs may be present and interacting with them safely
- $20-25 / hr
