Regional Property Manager - Ohio Region
Job Overview:
Aria Communities is seeking a Regional Property Manager to lead day-to-day operations and performance across our (300+ and growing quickly) Ohio portfolio of manufactured housing communities, with a main focus on a 120 pads park over 30 mins North of Delaware Ohio - (Aria Marion Mobile Home Community). Our office is currently over at Marion, Ohio, and we require 3 days in person in the office.
This role is ideal for a hands-on Regional PM who can drive collections, occupancy, resident experience, vendor performance, and CapEx execution—while building and coaching on-site teams as we scale in Ohio.
You will be accountable for property-level execution: setting standards, solving problems quickly, and ensuring each community runs cleanly, safely, and profitably.
Responsibilities
- Portfolio performance: Own KPIs (collections, delinquency, occupancy, expenses, turns). Run weekly operating cadence and site visits.
- Team leadership: Coach/hold accountable on-site managers and maintenance; hire/train as needed.
- Collections & compliance: Drive rent collection, delinquency reduction, notices/evictions coordination, documentation, fair housing compliance.
- Resident standards: Rule enforcement, inspections, escalations, resident communication.
- Maintenance & vendors: Oversee work orders, make-readies, vendor bidding/scope/quality control, invoice review.
- Projects: Manage property improvement projects (cleanups, rehabs, infrastructure) on time and on budget.
- Systems & reporting: Ensure clean data in Rent Manager; provide weekly reporting on KPIs and priorities.
Who are we looking for
Aria Communities is in search of a Property Manager who embodies the following traits:
- 3+ years property management experience in the mobile home park industry, with 1+ years multi-site/regional oversight preferred.
- Strong operations discipline: proven ability to improve collections, delinquency, turns, and on-site execution.
- Comfortable managing vendors and maintenance priorities (you don’t need to swing a hammer, but you must know what “good” looks like).
- Strong written and verbal communication; calm under pressure and consistent with follow-through.
- Proficient with property management software (Rent Manager experience strongly preferred).
- Valid driver’s license and willingness to travel frequently across Ohio communities.
