Role Summary:
The Acquisition Manager will source, evaluate, and secure real estate investment opportunities that meet our firm’s acquisition criteria. You will build lead pipelines, negotiate with sellers and brokers, manage due diligence, and coordinate transactions from lead to close.

Key Responsibilities:

• Source off-market and on-market property leads through direct outreach, networking, MLS, wholesalers, brokers, auctions, and online channels.
• Build and maintain relationships with real estate agents, wholesalers, attorneys, title companies, contractors, and sellers.
• Screen and evaluate properties using financial models (ROI, cap rate, ARV, rehab cost, cash-on-cash) to determine fit with acquisition criteria.
• Submit offers, negotiate purchase terms, and manage the contract process to closing.
• Coordinate due diligence: inspections, title review, comps, cost estimates, and timelines.
• Track deal pipeline and KPIs in CRM (leads, offer-to-contract ratio, closing rate, acquisition costs).
• Present recommended deals to the investment committee with clear financial analysis and risk assessment.
• Stay current on local market trends, pricing, and regulatory changes.

Qualifications:

• 3+ years experience in real estate acquisitions, investments, brokerage, wholesaling, or property sourcing (or equivalent demonstrated success).
• Strong analytical skills and proficiency with deal underwriting (Excel or property analysis software).
• Proven track record of sourcing and closing investment properties; provide examples or metrics.
• Excellent negotiation, communication, and relationship-building skills.
• Comfortable with cold outreach (calls, emails, door-knocking) and networking.
• Familiarity with local market(s) and real estate legal/transaction processes.
• Highly organized, self-motivated, and able to manage multiple deals simultaneously.
• Valid driver’s license and willingness to travel/inspect properties as needed.

Preferred:

• Experience with renovation cost estimating or relationships with reliable contractors.
• Familiarity with CRM systems (Podio, REI BlackBook, HubSpot) and MLS access.
• Active real estate license is a plus.
