LSR II Mortgage Servicing
:
Responsible for performing mortgage loan support services including assisting members with questions, processing payments and adjustments, mortgage funding activities, disbursing insurance funds, and completing basic accounting and clerical duties. Responsible for performing mortgage loan indexing functions and record support duties. Coordinates activities with Mortgage department personnel and assists with loan quality control procedures. Researches and resolves errors and discrepancies in recorded information, maintains and updates files. Tracks and obtains proof of insurance as required on member loans. Maintains departmental records and files and types routine reports and records. Responsible for assigned duties related to selling mortgages to the secondary market. Assists other department personnel as needed. Responsible for applying Consultative Sales and Service skills to build member relationships. Must be able to perform all functions of LSR I.
Assumes responsibility for effectively and efficiently performing mortgage loan support activities
- Answers member questions regarding mortgage loans, payments, balances, and insurance requirements.
- Processes payments including loan payoffs and adjustments.
- Indexes loan files including mortgage, cancelled, denied, and Freddie Mac loan documents. Assists with quality control functions.
- Completes indexing of legal files and miscellaneous documents as assigned.
- Completes investor reporting requirements. Records account data and disbursement of funds to investors.
- Receives Hazard Insurance declarations and premium bills. Sets up new files and disburses insurance premiums as scheduled.
- Ensures that mortgage indexing functions are completed in accordance with credit union policies and procedures.
Assumes responsibility for establishing and maintaining professional business relationships with members.
- Resolves or refers requests and problems promptly and courteously. Obtains and conveys information as needed.
- Keeps members properly informed of Credit Union policies and procedures.

- Employs Consultative Sales and Service Skills in conducting appropriate follow up and assisting members in solving problems.
- Actively suggests other products/services of the credit union or refers members to other departments to help meet members' financial needs.
Assumes responsibility for accurately and promptly performing basic accounting functions related to mortgage loan funding.
- Balances Credit Union loans to the date of purchase to ensure correct payments from investors.
- Completes accurate computer posting of all information for correct accounting download and monthly General Ledger reconciliation.
- Researches and resolves funding errors.
- Reconciles closed loans and resolves errors including incorrect payments, escrows, secondary marketing and closing mistakes.
- Completes online transactions transferring FMIP/VAFF funds to Banks. Posts and balances funds on the teller terminal and retrieves and reconciles account information.
- Orders Freddie Mac case numbers.
- Prepares refunds or notifies Mortgage Operations Manager of upfront fee losses. Inputs computer information, prepares Adverse Action notification, and prepares files for imaging.
- Performs assigned duties related to the selling of loans to Freddie Mac and maintains required levels of compliance.
Assumes responsibility for the accurate performance of accounting functions.
- Processes accounts receivables.
- Researches vendor errors and problems and notifies all involved parties. Resolves past due accounts.
- Researches, reconciles and processes invoices from title companies, credit bureaus, appraisers and insurance companies, including billings for finance charges, cancellations, miscellaneous fees, overpayments, claims of non-receipt and past due invoices.
- Posts information to computer records and checks for accurate General Ledger downloads.
- Authorizes vendor payments and maintains all related records.
Assumes responsibility for establishing and maintaining effective coordination and communication with Credit Union personnel and with management.
- Assists and supports area and all Credit Union personnel as needed.
- Attends and participates in meetings as required.
- Keeps supervisor informed of area activities and of any significant problems.
Assumes responsibility for related duties as required or assigned.
- Performs miscellaneous clerical functions as needed.
- Ensures that work area is clean, secure, and well maintained.
- Stays informed of related policy and procedural changes.

Experience
Required- 2 year(s): General knowledge of mortgage loan products and procedures. Basic understanding of accounting.
